1. General information

Roomaways is a student room rental platform in Alicante and San Vicente del Raspeig (Spain). All properties are owned by Roomaways and managed directly by our team.
2. Description of service
Roomaways offers a room rental service in shared flats primarily aimed at students. Through the platform, users can:
- Search and view available rooms with detailed information.
- Request a room booking by selecting check-in and check-out dates.
- Pay the deposit securely through the platform.
- Manage your booking and communicate with the Roomaways team.
3. User registration
To request a booking, you must create a user account. By registering, the user agrees to:
- Provide truthful, complete, and up-to-date information.
- Keep their password confidential.
- Report any unauthorised use of their account.
- Be at least 18 years old.
Roomaways reserves the right to suspend or cancel accounts that breach these conditions.
4. Booking process
The booking process follows these steps:
- Request: The student selects the room and desired dates and sends a booking request. No payment is made at this stage.
- Confirmation: Roomaways will review the request and respond within a maximum of 24 hours. The request may be accepted or rejected.
- Payment: Once the request is accepted, the student has 24 hours to complete the deposit payment through the platform. If payment is not made within this period, the booking is automatically cancelled.
- Booking confirmed: Once payment is completed, the booking is confirmed and contact details are provided to coordinate arrival.
5. Pricing and payments
Initial payment (through Roomaways)
Upon confirming the booking, the student will pay:
- Deposit: Equivalent to one month's rent. Returned in full at the end of the stay, minus any damages.
- Online payment fee: Corresponds to the payment gateway commission (Stripe). This is not a Roomaways fee.
Monthly payments (directly to the owner)
Monthly rent is paid directly to the owner upon arrival and in subsequent months. The price includes the services indicated in each room listing (WiFi, utilities, etc.).
Payment methods
Online payments are processed securely through Stripe. Visa and Mastercard are accepted. Roomaways does not store card payment data.
6. Roomaways 24h Guarantee
Roomaways offers a 24-hour guarantee after check-in. If the room conditions do not match what was advertised on the platform upon arrival, the student can contact us within the first 24 hours and we will refund the full deposit amount.
7. Cancellations and refunds

Cancellation by Roomaways
Roomaways may cancel a booking in exceptional cases (force majeure, serious technical problems in the property, etc.). In these cases, the full amount paid will be refunded.
8. Stay conditions
Minimum stay
The minimum stay varies by room and is indicated in each listing. It is generally 1 month.
House rules
The student agrees to respect the house rules indicated in the listing, including restrictions on pets, couples, quiet hours, and other specific conditions.
Check-in and check-out
Check-in and check-out times will be coordinated directly with the Roomaways team once the booking is confirmed.
9. Deposit return
The deposit will be returned to the student at the end of the stay, provided that:
- The room and common areas are in good condition.
- There is no damage beyond normal wear and tear.
- All pending payments have been made (rent, excess utilities, exit cleaning if applicable).
- The keys have been returned.
In case of damage, the corresponding amount will be deducted from the deposit, duly justified with photographs and a repair estimate.
10. Limitation of liability
Roomaways is committed to maintaining properties in good condition and resolving any issues as quickly as possible. However, Roomaways is not responsible for:
- Temporary utility interruptions due to causes beyond our control.
- Students' personal belongings.
- Conflicts between flatmates.
- Improper use of facilities by the student.
11. Applicable law and jurisdiction
These terms and conditions shall be governed by and construed in accordance with Spanish law. For the resolution of any dispute, the parties submit to the Courts and Tribunals of Alicante, unless applicable regulations establish a different jurisdiction.
